Tenants FAQ’s

Q: DO YOU REFERENCE AND CREDIT CHECK? IF SO, HOW MUCH DOES IT COST?

A: Yes. When you apply, we will reference you with your employer and current or previous landlord or agencies. Also we will run a credit check to see if you can afford the room. The cost for this is £150 which is non returnable.

Q: DO I NEED TO PAY A DEPOSIT?

A: Yes. The deposit is equal to 1 months rent depending on the size of room you rent.

Q: DO THE BEDROOMS HAVE LOCKS ON?

A: Yes. All our bedrooms have locks fitted.

Q: WHAT HAPPENS WHEN I WANT TO LEAVE?

A: When your initial 6 month contract ends, all you need to do is give us 1 calendar month’s notice. Then we will advertise your room and give you a minimum of 24 hours notice if someone wants to view your room.

Q: WHAT IS YOUR MINIMUM CONTRACT LENGTH?

A: We normally ask for a minimum of 6 months which then rolls over month by month after your initial fixed term. If you only have a short contract term at work, we can arrange for a shorter contract length for you.

Q: WHO WILL I BE LIVING WITH?

A: Our customers are mostly working professionals age range 20’s and 30’s. Occasionally we may have a mature student or post graduate in the house.

Q: ARE THERE ANY OTHER FEES OR CHARGES?

A: No. The only fee you pay is the £150 for the credit and reference check.

Q: DO YOU HAVE ROOMS FOR COUPLES?

A: Not at the moment. We don’t want to overcrowd the house and want to ensure there are enough bathroom facilities to support you. Our rooms are single occupancy only.

Q: DO YOU ALLOW PETS?

A: No. none of our properties allow pets. This is for the comfort of all the other house mates.

Q: WHICH BILLS ARE INCLUDED?

A: Bills included are gas, electricity, water, council tax, broadband and communal area TV licence. (Tenants are responsible for purchasing TV licences if they have their own personal TV). We also have a cleaner to clean the communal area every two weeks free of charge….happy days! and a gardener might pay the occasional visit. The gas and electric bills are included up to a limit of £200 per calendar month for the whole household. There is no reason that you should ever go above that limit even in the coldest of winters. Having said that, if it does exceed that £200 limit, the difference will be divided among the house mates.

Q: HOW DO I PAY THE RENT?

A: Rent must be paid via Standing Order which needs to be set up reach our account on the 1st of every month.

Q: HOW DO I MAKE AN APPOINTMENT TO BOOK A VIEWING?

A: You can contact us on 07963060171 to arrange a viewing. You can phone us or text us. We point out that we need to give our current tenants 24 hours notice out of courtesy which means we would not be able to show you around the day you first contact us.

Q: IS THE BROADBAND VERY FAST?

A: Yes! We only put the biggest fibre optic broadband packages available in our properties because we know how important that is for our customers.

Q: CAN A FRIEND OR FAMILY MEMBER COME AND STAY WITH ME?

A: Yes. But we do have a 2 night limit per week unless previously agreed with Smart Room Lettings. Also it would be the polite thing to do to mention it to the rest of your house mates, this saves the embarrassment of them bumping into strangers in the middle of the night!

Q: WHAT ABOUT PARKING AT YOUR PROPERTIES?

A: Because our houses are varied, some have off road or allocated parking while others, it is possible to park in the street. The odd one may be restricted to specific parking hours. You will be able to see that info in the description of the specific property you are interested in.

Q: DO YOU OFFER ANY BONUSES FOR REFERRALS?

A: Yes. If you refer someone to rent one of our rooms, you be paid £25.00 once they have moved in. Obviously they would need to pass all the usual checks. Even if you were no longer our tenant, but still found someone that moves in we will pay you!

Q: WHAT ABOUT SMOKING?

A: All of our properties are non-smoking inside, (including hanging out the window!!) Of course you can smoke outside but not near doors and windows and please make sure doors and windows are closed to prevent drifting smoke entering the house. Also please dispose of all cigarette material responsibly .

Q: IS BEDDING PROVIDED?

A: No. We do supply a mattress protector which must remain in place but we have big local supermarkets where you can purchase reasonably priced bedding.

Q: WHAT FURNITURE IS PROVIDED IN THE BEDROOM?

A: You will have one double (or single) bed with a mattress and a mattress protector, a chest of drawers, a wardrobe (or tallboy) and a bedside table. Some of our rooms have a desk and chair. All our rooms have curtains and a lock.

Q: WHAT ABOUT KITCHEN EQUIPMENT?

A: All our properties have basic equipment like plates and bowls, cutlery, sharp knives and chopping boards, mugs and glasses, pots and pans. Obviously if you are a culinary wiz you might wish to add a few things of your own.

Q: IS THERE A FRIDGE FREEZER, WASHING MACHINE ETC?

A: We have one washing machine per property. If there are 4 tenants, there will be at least one tall fridge freezer, (often another fridge as well). If there are 5 tenants you will have two tall fridge freezers so you can all have a shelf each. Some properties also have a dishwasher and a tumble drier, but not all. You can check the advert for more details. Also these items will be pointed out at the time of viewing.

Q: WHAT IF MY JOB FINISHES EARLIER THAN I THOUGHT, CAN I LEAVE MY CONTRACT EARLIER?

A: In situations like these, we do try to help as much as we can. In that case we would advertise the rooms availability for the day after you leave and try to get someone to take over from you ASAP. You will be liable for rent until the day someone takes over though, or until the end date of your contract if that comes sooner.

Q: WHO DEALS WITH MAINTENANCE ISSUES?

A: We do. We do depend on your cooperation on this though. Please tell us as soon as you see an issue with anything in the house no matter how big or small and we will organise the repairs. If the problem is structural, or general wear and tear, the landlord will pay for it, but if someone has broken something whether by accident or not, they have to pay for it. We are always very fair and will listen to everyone’s explanation first..

Q: IS THERE A TV IN THE HOUSE?

A: Yes. All our houses are equipped with large (normally flat-screen) TV’s in the lounge/communal area. They all have free-view boxes to allow you to watch your favourite programmes. :)

Q: CAN I USE JOB SEEKERS ALLOWANCE OR HOUSING BENEFIT TO PAY THE RENT?

A: No. I’m afraid this is not allowed. You need to be in full time paid employment or be a mature/post graduate student. We will ask for confirmation from your employer or university.)

Q: IS THERE A LANDLINE PHONE IN THE HOUSE?

A: No. We don’t see the need for them now as everyone uses their mobiles.
